Building Regulations - Disabled Access

When replacing main entrance doors in a dwelling unit that has been constructed since 1999, it is important to ensure that the threshold remains level otherwise the works will not comply with the Building Regulations as it would be making the threshold worse than it was when constructed. This is to enable a wheelchair user to have continued access to the dwelling.

 

From October 2004 the Disability Discrimination Act (DDA) places a legal duty on all those who provide services to the public to make reasonable adjustments to the physical environment of their premises to ensure that disabled people can access their goods, services and facilities. Therefore, businesses and service providers need timely, accurate and authoritative advice and information to help them meet the requirements of the Disability Discrimination Act.

 

The following list highlights the sections and requirements covered within Approved Document M relating to buildings other than dwellings:

  • Approach to building from site boundary/ Car parking provision.
  • Level/Ramped/Stepped Approach to building.
  • Hazards on access routes.
  • Accessible Entrances/ Doors and Lobbies.
  • Horizontal circulation in buildings including entrance halls, reception areas, internal doors and corridors.
  • Passenger lifts, Lifting platforms and wheelchair stairlifts.
  • Internal steps/ramps.
  • Audience/Spectator facilities in Sports/Entertainment buildings.
  • Refreshment facilities.
  • Sleeping accommodation in hotels/ student accommodation.
  • Use of switches./socket outlets and controls.
  • Aids to communication.
  • Sanitary accommodation/Changing and Shower facilities.
