Rent Smart Wales issues warning to non - compliant landlords in the Vale of Glamorgan

Rent Smart Wales has warned that the clampdown on landlords still operating illegally by failing to register their properties with the organisation will continue.

The majority of landlords and agents in Wales are now compliant but some have still to sign up.

 

More than 182,000 properties and 88,394 landlords are now registered with the scheme that is driving up standards in the private rented sector in Wales.

 

 

All private landlords need to register themselves and their properties with Rent Smart Wales while self-managing landlords and agents are also required to pass training and become licensed. A total of 24,342 landlords and 2,840 agents are now licensed.

In the Vale of Glamorgan, 7,090 properties are now registered.

 

Rent Smart Wales enforcement officers are working closely with Vale of Glamorgan Council to identify non-compliant landlords and agents. Anyone not complying faces a fixed penalty notice (FPN) of up to £250 and prosecution.

 

 

To date, 218 FPNs have been issued and 19 cases have been prosecuted.

 

 

A conviction for a landlord or agent has serious consequences as a condition of obtaining a licence is that someone is fit and proper to carry out letting and management activities. All those who continue to

 operate without a licence are putting the future of their businesses at risk.

 

A vale of Glamorgan council spokesperson said: “I’m delighted that so many landlords across the Vale of Glamorgan have already registered their properties with this scheme, but there are others that still need to sign up. I would remind anyone yet to register they are now breaking the law and urge them to contact Rent Smart Wales immediately to avoid prosecution.

 

“Rent Smart Wales came into force in November 2015 and it is great to see Wales leading the way in ensuring that landlords and agents are fully aware of their responsibilities.”
