Building Control Regulations
The main purpose of the Building Regulations are to
- Secure the health and safety of people in and around
buildings.
- Promote conservation of fuel.
- Provide access to buildings and facilities, for people of all
abilities.
Building Regulations apply in England & Wales and exist
principally to ensure the health and safety of people in and around
buildings. They also provide for access to and around buildings and
energy conservation. A detailed explanation of the Building

The Building Regulations are a set of specific
requirements which are supported by detailed documents, known as
Approved Documents, which show guidance on how to implement the
specific requirements. The Building Regulations are minimum
building standards. The Approved Documents range from Parts A to P.
The following gives a brief summary of each document and will give
you an insight into the complexity of building techniques
today.
Building Regulations will probably apply if
you intend to carry out any of the following work:
1. Erect a new building or extend an existing
building (unless the building or extension is exempt from control
under the regulations).
2. Make structural alterations to an existing
building (including underpinning).
3. Change the use of an existing building (in
certain cases).
4. Provide, extend or alter drainage
facilities.
5. Provision of a new window, rooflight, roof
window or door (being a door, which together with its frame has
more than 50 % of its internal face area glazed).
6. Provision of a space heating or hot water
service boiler.
7. Provision of a hot water vessel.
